Project Background

Australian Unity, a diversified healthcare, financial services, and retirement living organisation, identified an opportunity to repurpose its former headquarters opposite Albert Park Lake in Melbourne. Recognising the increasing demand for high-quality senior living facilities, the site was earmarked for transformation into a contemporary senior's community. The redevelopment reflects a strategic investment in aged care infrastructure, aiming to provide an integrated lifestyle and wellness environment for Melbourne’s ageing population.

Project Description

Australian Unity partnered with Ord Minnett to fund and develop a new senior’s community at a projected cost of $125 million. The project involves the transformation of the 15-storey former headquarters building, which has been completely gutted. Hutchinson Builders were engaged to manage the refurbishment and internal fit-out of the existing concrete structure. The completed mixed-use facility will comprise 84 residential aged care places, 71 assisted living apartments, rooftop dining, and a wellness centre.

Project Requirements

The refurbishment required a self-levelling flooring solution across all 15 levels of the building. Floor height variations ranged from 10 mm to 60 mm, necessitating a high-performance, premium self-levelling compound to ensure a smooth and even surface suitable for the application of new floor coverings.

Sika Solution

Sika was brought in by ScreedPro, with whom we collaborate closely, and worked alongside Suretec, a trusted partner on previous projects. Together, we delivered a comprehensive flooring solution. After shotblasting the existing concrete slabs, each level was double primed with Sikafloor®-01 Primer. We then used Sikafloor®-175 Binder, applied via ScreedPro’s pump truck system. In total, more than 250 tonnes of Sikafloor®-175 Binder were installed, covering over 8,000 m² across the 15-storey development.
